The branches and associated geographies this individual will need to support includes all of North America. This will vary on project needs.
Pre-Bid Phase
- Under general direction, responsible for the profitable execution of assigned Equipment Complex Projects.
- Works with Owner and contractor sales managers and HVAC Sales and Ops Manager and teams as needed to provide sales support activities early in the TAS and development process to provide input on strategy, vendor / partner’s selection, scope enhancements, value engineering, risk assessment etc. as needed.
- Ensures that assigned projects are done accurately, on-time, billed, within budget and within scope of the contract.
- Maintains positive cash flow.
- Actively pursues selling change orders.
- Ensures work performed is in compliance with state, local and Federal legal requirements and operates on the job with the highest of ethics.
- Adheres and ensures Johnson Controls staff and subcontractors adhere to all safety standards.
- Responsible for following consistent and repeatable project management procedures and processes.
- Maintains an effective balance between customer satisfaction and project financial results.
- Acts as the primary internal leader for execution teams on assigned projects. Will interface with and provide direction to various teams (internal & external) as needed to successfully execute the equipment project.
- Develops project schedules and executes according to plan for assigned projects.
- Supports Projects Engineers and System Application Engineers in evaluating the contractual scope of work and the impact of client issued bulletins, field directives and / or scheduling changes.
- Actively pursues additional work through change orders.
- Performs associated cost estimates, prepares proposals and negotiates final settlement price and customer acceptance.
- May manage subcontractors as well.
- Manages costs, billings and collections. Completes project billings in a timely and accurate format to the client. Maintains profitability goals and positive cash flow.
- Reviews and interprets contract Terms and Conditions.
- Analyzes financial reporting systems and project schedules to proactively address potential problems. Effectively communicates project progress, issues and financial status to management as required.
- Manages risks and establishes project recovery plans when required. Resolves disputes with minimal need for escalation.
- Negotiates, prepares and issues subcontracts. Ensures project document controls are in compliance with contract requirements and JCI standards. Oversees project construction for compliance with specifications, local codes and installation techniques.
- Manages the selection, ordering, and delivery schedule of materials to be procured for the projects assigned adequately ensuring manufacturing lead time is properly accounted for and managed.
- Develops and maintains viable long-term relationships with customers, consultants, prime contractors and subcontractors. Attends job progress meetings as required. Ensures subcontractors understand expectations of the project.
- Coordinates with the HVAC Sales & Operations Managers, Construction Management Services and HVAC Installation Manager, Systems Team Leader, Service Operations Manager and / or Branch Mechanical Project Team Leader for allocation of resources needed to meet project objectives.
- Ensures any engineering and commissioning performed by the field team is in accordance with established standards. Facilitates escalation of product related problems.
- Assists Area Management Team and / or sales in project development efforts.
- Coordinates customer-training requirements. For select bundled projects, may interface with and provide direction to Truck Based team(s) that are assigned to projects under the Project Manager’s control.
- For select bundled projects, may Self-perform sales support activities early in the audit process to provide input on vendor/partners selection, scope enhancements, value engineering, risk assessment etc.
- For select bundled projects, may Self-perform cost estimating, project scheduling and project management of assigned projects.
General:

- Level I: Bachelor’s degree in construction, Civil, Mechanical, Electrical Engineering, Construction Management or Architecture or an Associates Degree with equivalent work related experience and minimum of five years of direct project management experience in the Building Construction Industry preferred. Management experience with projects related to Mechanical Retrofits, HVAC controls, BAS management, Fire management, and Security management systems is desired. Expectation that PMI/PMP (Project Management Institute, Project Management Professional) certification will be obtained within 1 years of employment in the position. Demonstrated verbal and written communication skills. Must have the ability to communicate technical material to a non-technical audience. Able to travel. This will vary on project assignment. Proficient in Project Management software and financial accounting systems. Strong Personal Computer working capabilities in MS Office (excel, word, power point, project), Adobe Writer, Visio and basic Windows environment. Travel will vary on project assignment. Projects may exist outside of assigned geography.
- Level II: PMP certification Plus all of above with minimum of eight years of direct project management experience in the Building Construction Industry. Able to execute projects of higher project and contract complexity. (Multiple subcontractors and multiple scopes of work) Experience in dealing with a large and diverse number of simultaneous challenges, requiring knowledge of many different disciplines. Significant levels of travel. Demonstrated skills and/or successful completion of the Project Management Applications Training Course
- Level III: All of above with minimum of ten years of direct project management experience in the Building Construction Industry. Management experience with projects related to Mechanical Retrofits, HVAC controls, BAS management is desired. Able to execute projects of higher project and contract complexity. Experience in dealing with a large and diverse number of simultaneous challenges, requiring knowledge of many different disciplines. Demonstrated ability to directly manage mechanical and /or technical project workforce. Demonstrated skills and successful completion of the Project Management Mastery Training Course.
- Project Execution & Risk Management – Ability to manage large-scale, complex projects with multiple stakeholders while mitigating risks.
- Financial Oversight – Strong grasp of project financials, billing, cost control, and cash flow management.
- Strategic Planning & Scheduling – Expertise in project scheduling methodologies such as critical path method (CPM) and Gantt charts.
- Contract Negotiation & Compliance – Familiarity with contract terms, conditions, and dispute resolution strategies.
- Stakeholder & Customer Engagement – Excellent relationship-building skills to collaborate with owners, contractors, and internal teams.
- Technical Knowledge of HVAC Equipment – Strong understanding of mechanical, electrical, and control systems related to complex HVAC projects.
- Change Order & Claims Management – Ability to identify, negotiate, and implement change orders to optimize project profitability.
- Team Leadership & Problem-Solving – Skilled at leading multidisciplinary teams and resolving operational conflicts efficiently.
- Software Proficiency – Expertise in Microsoft Project for project management and execution.
Pre-Bid Phase
- Collaborate with Sales and Engineering teams to ensure proper resource allocation.
- Review and approve the Risk Log and cost estimates for the project bid.
- Identify projects classified as complex and allocate appropriate project management costs.
- Lead project kickoff meetings for projects valued at $1M–$3M; for projects exceeding $3M, coordinate with corporate mobilization teams.
- Establish and maintain the project schedule and ensure weekly updates.
- Conduct weekly project meetings to track progress and address roadblocks.
- Provide feedback to Contracts & Legal (C&L) teams on contract operational reviews.
- Lead monthly backlog reviews and billing discussions to maintain positive cash flow.
- Ensure IIS (Integrated Installation Schedule) updates are completed monthly.
- Monitor weekly IIS notes for project execution alignment.
- Oversee change order margin analysis and manage submission processes.
- Ensure clear communication of project deadlines with the customer.
- Act as the primary point of contact for customer issues, force majeure events, or unforeseen circumstances impacting manufacturing.
- Manage logistics by gathering skid and trucking information for seamless deliveries.
- Meet with customers to discuss delivery expectations and commissioning schedules.
- Coordinate with ECOA (Engineering Change Order Approval) teams for issuing Service Requests (SRs).
- Complete service kickoff processes and ensure customers receive Bills of Lading (BOLs) and TIVE tracking links.
- Monitor and track change orders (C/O) for accuracy and profitability.
- Validate and sign off on warranty certifications.
- Review and approve PCAT (Pre-Commissioning Acceptance Testing) startup documentation.
- Address punch list items to ensure project completion meets contractual and quality expectations.
- Provide Level 2 through Level 5 commissioning support for technical installations.
- Full responsibility for ensuring proper project handover, customer satisfaction, and documentation closure.
- Conduct post-project evaluations to analyze successes, lessons learned, and opportunities for future improvements.
