Position Overview
Redwood Communities Inc. is seeking a dynamic and experienced Senior Vice President of Maintenance Operations to lead our national maintenance strategy, capital projects, and inspection initiatives. This executive role is critical in driving operational excellence, ensuring regulatory compliance, and fostering a culture of safety and continuous improvement across our portfolio. The SVP will oversee a team of Regional Maintenance Managers and the VP of NSPIRE & Project Management (who has a team of NSPIRE Techs & Project Managers). This is an administrative heavy role to build and expand upon our current Facilities & Maintenance program. Ability to travel and go-onsite when/as needed is important, but role should be administrating the over-all maintenance operations program.

Key Responsibilities
Facilities & Capital Projects
- Conduct regular site visits to assess property conditions and capital needs.
- Lead all phases of capital projects including planning, bidding, execution, and closeout.
- Collaborate with Asset Management to track capital replacement and turnover projects.
- Implement, roll-out, and follow up on comprehensive preventative maintenance plan for each property and portfolio.
- Ensure onsite teams and regional leadership are aware of the plan and held accountable for continued completion.
- Prepare and executive a quarterly inspection checklist for the team of regional facilities managers
- Oversee the VP of NSPIRE & Project Management to ensure HUD compliance and top inspection scores.
- Provide training and updates on NSPIRE standards; conduct audits for quality assurance.
- Support emergency response planning and execution.
- Enforce safety protocols and incident reporting procedures.
- Partner with Risk Management to resolve insurance and safety issues.
- Promote a safe work environment across all sites.
- Manage vendor relationships and contracts to ensure cost-effective service delivery.
- Oversee procurement processes and maintain an approved vendor list.
- Lead training programs on maintenance and safety standards.
- Oversee inventory and shop management processes.
- Mentor and develop maintenance leadership and staff.
- Support capital budgeting and ensure alignment with financial goals.
- Monitor project budgets and report variances or delays to the President.
- Lead and develop a high-performing team of maintenance leaders.
- Foster a culture of accountability, collaboration, and continuous improvement.
- Ensure capital projects are completed on time, within budget, and to company standards.
- Review and approve scopes of work, change orders, and payment applications.
- Maintain strong communication with executive leadership, operations, IT, vendors, and on-site teams.

Qualifications/Experience
- 10+ years in facilities, construction, or capital project management.
- 5-7 years in a senior leadership role within multifamily or commercial real estate.
- Proven success managing large-scale capital projects and maintenance operations.
- Bachelor’s degree in Facilities Management, Construction Management, Business, or related field preferred
- Certifications such as CPO, CAMT, or PMP are highly desirable.
- Expertise in building maintenance, project management, vendor negotiation, and safety compliance.
- Proficiency in MS Office and property management software (e.g., RealPage/OneSite).
- Strong financial acumen and regulatory knowledge (HUD REAC, NSPIRE, etc.).
- Demonstrated ability to lead cross-functional teams and drive strategic initiatives.
- Excellent interpersonal and communication skills.
- Ability to conduct site visits, including walking, climbing stairs, and navigating construction zones.
- Must be able to lift up to 50 lbs independently and 100 lbs with assistance.
- Willingness to travel and work in varying weather conditions.
- Must wear appropriate safety gear when required.
