As a Real Estate Manager, you will contribute to Starbucks success by collaborating with all Store Development Managers within a region while leading the existing store portfolio renewal workload; develop and execute existing store relocation strategy; and lead the selection and lease negotiations for future retail sites within a defined portion of a given trade area. As a Real Estate Manager, You Will
- Research new and existing submarkets through broker networks, new market surveys and visits. Meets with landlords and city representatives.
- Manage all aspects of market development, within a limited scope. Participates in strategic planning.
- Tours regions with visits to competitors and existing sites. Prepares letters of intent, confirmation letters, site surveys requests, pro formas and site submittals. Coordinates design and constructions issues with internal partners and landlords.
- Resolves legal and lease issues. Tours regions to visit competitors and review under performing assets (UPA’s). responsible for optimizing and creating long term lease value.
- Coordinates the market planning process with an SDM, managing all aspects of market development, touring new markets, touring existing markets with anticipated renewals, remodels, requested relocations/expansions or potential closures and develops strategic plans.
- Assists with resolution of issues related to facilities, renovations and landlord improvements. Maintains active relationships with regional landlords.
- Oversees the negotiation of landlord issues, including but not limited to: lease renewals for optimum profitability, store expansions, store relocations and property management issues
- Prepares and analyzes lease evaluation packages, including proforma and financial reports. Evaluates leasing decisions, ensuring that leases are renewed in a timely manner with optimum profitability
- Assists with the preparation of letters of intent, creation of the project proforma, drives the territory, tours with operations, negotiates LOI, leases, and lease renewals to meet and exceed company standards. Meets with landlords and city representatives
- Works cross-functionally with all team members of the Store Development business unit
Required knowledge, skills and abilities:
- Effective communication and fundamental ability to influence.
- Contributes to the success of a high performing team.
- Ability to prepare and deliver effective presentations.
- Intermediate project management skills.
- Understanding of typical project timelines.
- Basic knowledge of budget estimating.
- Ability to interpret and make fundamental assessments and decisions based on data and reports.
- Fundamental financial and marketing analytics.
- Full understanding of industry and real estate best practices and standards.
- Negotiating skills - internal and external
- Understand lease language, understanding the LOI Market expertise - continuum.
- Preliminary market planning and strategy (application) site selection and planning, owning a market and trade area.
- Communication and presentation skills (written and verbal) – beginning to prepare and present a portfolio review
- Real estate deal making and negotiations, 2-3 years experience
- project administration experience in chain store, retail or commercial brokerage, 3-5 years
- exposure to commercial or retail industry experience, 3-5 years
- Financial planning and market analysis 3-5 years
- Bilingual French and English; written and spoken is an asset.
- French language fluency in reading, writing and verbal is an asset.
- Openness to travel between Western Provinces (BC, Alberta, etc) required for market visits.
