Full timeLeads a team focused on all real estate planning and execution activities to maximize royalty & restaurant income for new restaurant growth in Canada. Priorities include new store restaurant growth, and the Portfolio Management of company controlled properties within the TIMWEN JV. Oversees the management, administration and strategic prioritization of the TIMWEN portfolio and represent Wendy's in the TIMWEN partnership. (TIMWEN is a legal partnership and landlord for approximately 100 co-branded locations the majority of which are Wendys and Tim Horton’s).
Leads the Canadian Acceleration Plan including market analysis, franchising recruiting focus, evaluation of market economics and activity to generate specific incentives and/or development obligations to reach LRP. Leads the evaluation and sets the strategic objectives to grow the Wendy's brand in Canada.
Responsibilities
Ensures the execution of Wendy's growth strategy to secure new and replacement restaurant sites for the Company and Franchise System to achieve annual AOP for Canada. Introduction and execution of programs including New Build Incentives, BTS, (Build To Suit) REPP (Real Estate Procurement Program), and traditional franchise development. Manages encroachment issues for the brand in accordance with corporate policy. Supports the Company and franchise community by presenting new opportunities to the CapCom Committee and franchisees, conducting market analysis, site tours, site plans and other site qualification particulars, driving the returns for GRE&D.
Serves as primary Wendy's leader of the TIMWEN partnership with respect to decisions on renewals, extentions, closures, expropriations, strategic initiatives such as asset purchases, monetization of redundant real estate. Oversees the management of the portfolio of restaurants and the TIMWEN Property manager and accounting staff. Leads all team activities to improve our existing portfolio of leased TIMWEN restaurant properties through initial planning, and then execution of lease negotiations for additional tenure, shorter current term and / or reduced rents. Directs activity for property dispositions, condemnations and other miscellaneous property issues.
Leads the annual and Long Range Plan (LRP) for Canadian Acceleration. Articulates strategic initiation and integrates a variety of approaches to accelerate new unit growth (Franchsiee recruiting, non-traditional, asset optimization). Strategic implementation of new concept options such as DTO, GNG, Urban Small format Concepts, Gas Bar endcaps and other non-traditional (creative) concepts required to penetrate opportunities and optimize market penetration.
Leads a team of 3 Real Estate Managers and a Development Specialist, and a team of 2 who execute and lead the TW JV activities as Managing Partner. Oversees the new restaurant pipeline activity and RED workflow for Canada and ensures that the team is engaged in the development community and effectively networking with brokers, landlords, developers and others. Attends regional ICSC shows, CFA's as needed and many other networking activities to establish and maintain Wendy’s as a leading option for new store opportunities. Responsible for Development Compliance across Canada.

What we expect from you
Bachelor's degree in business or related field. Advanced education/certifications preferred in real estate
10+ years of experience in a corporate real estate environment and 5 years of experience leading team
Extensive knowledge of real estate development process including broker management, negotiation, real estate contracts, demographic analysis, financial analysis, site plans and zoning.
Demonstrated knowledge / skill in market planning and implementation for freestanding “retail” real estate development.
Traditional and non-traditional new store development processes.
Relationship Management / Networking
Education: Bachelor's Degree
Travel: 40%
Remote work and some on-site work as needed.
Pay Range: CAD 143,000 - CAD 258,000 Annually
