We are seeking an experienced Real Estate Manager to lead and support our continued rapid growth and expansion in our Charlotte office or remotely in Denver, CO.

The Value You’ll Bring

The Real Estate Manager oversees the end-to-end real estate process, including market evaluation, site selection, LOI negotiations, and more. Under the guidance of the Vice President of Real Estate & Development, the Real Estate Manager will support strategic real estate planning and coordinate with developers, brokers, and VIOC to ensure QAS continues its rapid growth trajectory.

Essential Functions

  • 5-10 years of experience in corporate retail or related real estate site selection/development, or retail ground lease experience.
  • Proven track record of successfully directing and completing deal and lease negotiations.
  • Exceptional negotiation skills.
  • Execution of real estate strategy, including new store site selection, lease negotiation, lease renewals, and real estate cost optimization.
  • Ability to conduct comprehensive site evaluations that address all economic, real estate, and legal factors, including calculating ROI (estimated car count/volume) for each proposal.
  • Provide strong leadership in managing internal and external business stakeholders, effectively anticipating and mitigating risks.
  • Maintain the new store pipeline, project tracker, and schedules.
  • Review construction estimates, contracts, and timelines.
  • Improve timelines for new store builds from start to finish.

Job Requirements

  • Bachelor's degree in Real Estate, Engineering, Construction, Finance, or Business Administration.
  • 5+ years of experience in real estate development contract negotiations.
  • Expertise in negotiating project- and business-related contract terms.
  • Strong architecture, engineering, construction, real estate, finance, and legal knowledge.
  • High degree of grit, self-motivation, persistence, energy, and enthusiasm.

Position Type/Expected Hours Of Work

  • This is a full-time position.
  • Travel is expected for at least 50% of the time.
  • This position requires working 100% in-office in Charlotte, NC, or remotely in Denver, CO.
