Responsible for overseeing the operation, maintenance, and managerial oversight of multiple buildings (operational (open 24/7/365) and residential); implementing policies, procedures, and programs that will assure well-managed, well-maintained buildings and equipment; leading staff in a positive service response to the concerns and needs of employees and tenants; providing assurance of safety concerns, quality programs, NYC code compliance and policy compliance, in coordination and conjunction with the company goals. This position serves as an exemplary leader and develops and maintains excellent working relationships with AMC employees/tenants, the community, and regulatory and city and state agencies. The ED assumes financial accountability, people management of direct reports, manages key performance indicators, and executes the strategic directives of AMC.

Key Responsibilities

  • Maintains complete responsibility and oversight of day-to-day operations of hospital and other facilities, ensuring that all services are effectively delivered and building needs are met including, custodial, life-safety, housing, security, risk management, engineering, and general and preventative maintenance (including medical equipment); ensures that staff implements and provides these services in a manner consistent with the policies, goals, and objectives.
  • Provides leadership in programming, budgeting, and full oversight of campus capital program instantiates annually.
  • In collaboration with Finance identify campus utilities reduction opportunities and operational efficiency.
  • Directly oversees campus asset NYC code compliance and regulatory compliance to NYC Local Laws.
  • Provide exemplary leadership to management team including prioritization, direction, development, and assessment.
  • Implementing policies, procedures and programs that will assure well-managed, well-maintained buildings and equipment
  • Lead staff in a positive service response to the concerns and needs of employees and tenants
  • Provide assurance of safety concerns, quality programs, NYC code compliance and policy compliance, in coordination and conjunction with the organization’s goals.
  • Lead, develop, maintain an excellent working relationships with employees, tenants, the community, and regulatory and city and state agencies.
  • Assumes financial accountability, people management of direct reports, manages key performance indicators and executes the strategic directives of the organization.
  • Oversee the planning and operation of facilities in emergency response situations, disaster preparedness, and emergency notification programs.
  • Advises C-Suite leadership on operational improvement goals and activities.
  • Develop and maintain strong rapport with employees and tenants to elicit feedback for continuous improvement ensuring organizational effectiveness.
  • Assure organization-wide compliance with all Federal, State and Local laws, ordinances, and codes relating to the operation and safety of facilities and staff; assures mandated inspections and repairs of fire safety/suppression systems and other such systems are completed, as required.
  • Develop and maintain a house-wide preventative maintenance program.
  • Oversee Biomedical vendor and annual assessment of in-house feasibility.

Supervisory Responsibilities

  • Oversees all Building Operations (5 FTEs), Environmental Services (15 FTEs), and Housing (3 FTEs).
    • 510 east 62nd Street – Main Hospital – 75,000 square feet.
    • 320 East 53rd Street – Resident\Intern Housing – 60,000 square feet.
    • 425 East 61st Street – Leased Office\Administrative Space – 5,000 square feet.
    • 425 East 61st Street – Leased Storage Space – 1,000 square feet.
    • 1113 York Avenue – Leased Veterinary Care Space – 2,500 square feet
Required Skills/Abilities

  • Excellent verbal and written communication skills.
  • Excellent interpersonal and conflict resolution skills.
  • Excellent organizational skills and attention to detail.
  • Strong analytical and problem-solving skills in qualitative and quantitative research.
  • Proficient in Excel, Microsoft office, and other certifications as required by the Schwarzman Animal Medical Center.
  • On-call; after-hours and emergency response availability when needed.

Education and Experience

  • BA degree in Business Management, Engineering, Architecture, Construction Management, or Facility Management from an accredited college or university.
  • Ten (10) years of management level work experience that has demonstrated effective leadership, technical knowledge, communication, and interpersonal skills, including understanding of and experience in budgeting, staff supervision, construction & facility management, procurement, OSHA, ADA codes & regulations, program development and project management at a multi-building organization.
  • Hospital and/or multi-unit residential experience a plus.

Physical Requirements

  • Prolonged periods of sitting at a desk and working on a computer.
  • The employee is occasionally required to stand, walk, climb, balance, stoop, kneel, crouch, crawl, and taste or smell.
  • Employee must frequently lift and/or move up to 10 pounds and occasionally lift and/or move up to 50 pounds.

Pay Range: $200,000 USD - $250,000 USD
