Position Summary
We are seeking a strategic, data-driven, and results-oriented Digital Marketing & Performance Marketing Specialist to support the marketing, leasing, and operations teams across Kipling’s residential and commercial portfolios.
The successful candidate will be responsible for developing, executing, and optimizing digital marketing initiatives that drive qualified leads, support leasing objectives, strengthen brand awareness, and enhance the online presence of Kipling-managed properties. This role requires a balance of creativity and analytical thinking, with a strong focus on campaign performance, reporting, marketing technology, and continuous optimization throughout the customer journey.
REPORTING STRUCTURE: The Digital Marketing & Performance Marketing Specialist reports directly to the Vice President, Marketing & Communications and serves as a key contributor to Kipling’s digital marketing strategy. The role works cross-functionally with Leasing, Property Management, Asset Management, and Operations teams to drive lead generation, occupancy performance, brand awareness, and overall digital marketing effectiveness across the portfolio.
Responsibilities
- Develop and execute integrated digital marketing campaigns across paid search, paid social, email marketing, SEO, websites, and listing platforms.
- Manage and optimize Google Ads, Meta Ads, and other performance marketing initiatives to drive qualified leads and maximize return on investment.
- Create property-specific marketing strategies designed to support leasing objectives and reduce vacancy across residential and commercial portfolios.
- Oversee and maintain property websites, Google Business Profiles, Internet Listing Services (ILS), and digital property listings.
- Manage and optimize listings across platforms including RentSync, Lead Managing, Yardi, Rhenti, RentCafe, Property Vista, and other leasing technologies.
- Create and maintain digital content, advertising creative, landing pages, social media assets, and email marketing campaigns that align with Kipling’s brand standards.
- Monitor campaign performance using Google Analytics (GA4), Google Tag Manager, Google Ads, Meta Ads Manager, and related platforms.
- Develop reporting dashboards and provide data-driven recommendations to improve lead generation, occupancy performance, and marketing effectiveness.
- Conduct market research, competitive analysis, and identify opportunities to improve digital
- Collaborate with Leasing, Property Management, Asset Management, and Operations teams to support portfolio objectives and client goals.
- Leverage emerging technologies, automation, and AI-powered tools to improve efficiency, reporting, and campaign performance.
- Support additional marketing initiatives, presentations, proposals, and special projects as required.
Education
- University degree or college diploma in Marketing, Business, Communications, Analytics, or a related field.
- Minimum 3-5 years of experience in digital marketing, preferably within real estate, property management, multifamily housing, commercial real estate, or a related industry.
- Proven success managing paid media campaigns and driving measurable business results.
- Hands-on experience with:
- Google Ads
- Meta Ads Manager
- Google Analytics (GA4)
- Google Tag Manager
- Google Search Console
- SEO and website optimization
- Email marketing platforms
- Experience with RentSync, Lead Managing, Yardi, Rhenti, RentCafe, Property Vista, or similar property management and leasing platforms is considered an asset.
- Google Skillshop Certifications and Meta Certifications are considered assets.
- Strong understanding of digital marketing strategy, performance marketing, lead generation, and analytics.
- Excellent written, verbal, presentation, and interpersonal communication skills.
- Highly analytical with strong problem-solving abilities and attention to detail.
- Strong organizational and project management skills with the ability to manage multiple priorities.
